Can Concrete Be Resurfaced?

Concrete can be resurfaced when the existing slab is stable and mostly sound. A basic overlay commonly falls around $3 to $7 per square foot, but it cannot correct active settlement, heaving, severe full-depth cracking, or a failing base.

Does concrete resurfacing really work?

Concrete resurfacing can renew a worn surface when the existing slab is stable, sound, and prepared for the chosen overlay. Ask the concrete contractor to explain whether your slab meets the conditions below before accepting a resurfacing proposal.

Stable slab

Sections are not actively sinking, heaving, or rocking.

Surface deterioration

Wear, shallow scaling, discoloration, or small repaired defects are concentrated near the surface.

Manageable cracks

Cracks have been evaluated, repaired where appropriate, and are not evidence of continuing movement.

Compatible elevation

The overlay will not create problems at doors, drains, steps, garage thresholds, or adjoining surfaces.

When an overlay is the wrong fix

A concrete overlay is unsuitable when ongoing slab movement or deterioration prevents it from bonding to a stable, sound surface. An overlay generally follows cracks and movement in the slab below, so covering an unstable surface can postpone the visible symptom without correcting it.

  • Active settlement, frost heave, rocking slabs, or large elevation changes
  • Widespread soft, delaminated, or deeply deteriorated concrete
  • Recurring water, drainage, or moisture problems that remain unresolved
  • Severe full-depth cracking or exposed, corroding reinforcement
  • A failing base that needs excavation or reconstruction

Use the repair or replace checklist if any of these conditions are present.

Concrete resurfacing cost

Basic resurfacing$3 to $7 per sq ftCleaning, repairs, preparation, and plain finish
Decorative or stamped overlay$6 to $20 per sq ftColor, pattern, texture, and finish complexity

These published national planning ranges come from the cited HomeGuide resurfacing reference, reviewed July 25, 2026. They are not averages of contractor bids submitted to Contractors for Concrete. The source covers basic resurfacing at $3 to $7 per square foot and decorative or stamped overlays spanning $6 to $20; minimum charges, repairs, preparation, access, and product selection can dominate a small project. Review the full concrete repair cost guide before comparing proposals.

Preparation determines whether the overlay has a sound surface

Concrete resurfacing may require coating and weak-concrete removal, defect repair, cleaning and surface preparation specified for the selected overlay. The work may also involve preserving or recreating joints and following the overlay manufacturer's moisture and application limits. Ask for those steps in writing because “clean and resurface” does not define a comparable scope.

What should a resurfacing quote state?

A resurfacing quote should state why the existing concrete is suitable, what preparation and repairs are included, and which overlay and finish the contractor will install.

  • Existing slab conditions and why it is suitable for the proposed overlay
  • Cleaning, coating removal, grinding, profiling, and repair steps
  • Named overlay system, thickness, color, texture, and slip resistance
  • How cracks, control joints, expansion joints, edges, drains, and thresholds are handled
  • Weather limitations, curing, sealing, and return-to-service time
  • Appearance limitations, maintenance requirements, exclusions, and warranty

Compare that scope with the Contractors for Concrete quote checker before choosing by price.
