What changes the foundation cost?
Soil and engineering
Weak, expansive, or poorly drained soil can require deeper footings, more reinforcement, soil replacement, or a different foundation design.
Excavation and access
Rock, groundwater, slopes, tight access, and hauling distance increase equipment and labor time.
Footings, walls, and slab
Quotes must identify each component because a foundation price may cover only the slab or only the formed concrete.
Drainage and waterproofing
Basements and below-grade walls need a water-management system because concrete alone is not waterproof.
Reinforcement

New foundation cost is not foundation-repair cost
Installation pricing estimates a new foundation from a defined plan. Repair pricing starts with diagnosis. A visible crack may need monitoring, sealing, drainage correction, stabilization, underpinning, or structural reconstruction, and those solutions cannot be priced responsibly from square footage alone.
Homeowner move: Ask the repair contractor to identify the failure mechanism and provide evidence for the proposed fix. Patching a crack is not the same as correcting the movement that caused it.
